The Contra Costa County housing market is showing signs of becoming more balanced, giving buyers more choices while creating a changing environment for sellers. According to Contra Costa County’s mid-year economic report, active listings were up 13.2% year over year, while the county’s median home price was $779,750 through the first eight months of fiscal year 2025–26.
That increase in inventory is important because buyers have historically faced limited choices in Contra Costa County. More available homes can give buyers additional opportunities to compare neighborhoods, condition, pricing, and features before making an offer. At the same time, buyers still need to be prepared because desirable homes can attract strong interest.
For sellers, the changing inventory environment means pricing and presentation are especially important. May 2026 MLS data showed a Contra Costa County median single-family-home price of $925,000, with homes selling in a median of 13 days and for about 102% of the list price. These numbers demonstrate that well-positioned properties can still perform strongly even as buyers have more choices.
The broader market is also being affected by mortgage rates. Nationally, existing-home sales fell 1.7% in July 2026, while the median existing-home price increased 2% from a year earlier. Higher borrowing costs and limited supply continue to influence buyer and seller decisions.
For Contra Costa homeowners, the takeaway is simple: the market is changing, but opportunities remain. Buyers should focus on preparation and value, while sellers should pay close attention to pricing, condition, and marketing. Local market conditions can vary significantly from one city and neighborhood to another, so understanding your specific area is more useful than relying only on countywide or national headlines.
